All showings require a minimum of 24 hours' notice to coordinate with the current tenant. Tenants are responsible for placing all utilities, internet, and cable services in their name for the full duration of the lease. Trash and Gym fee are not... included in rent. Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term. All applicants must complete an online application directly through the property management company. Zillow applications are not accepted. Once an application is approved, the security deposit is due within 48 hours to secure the property. Pet Policy: Cats are not permitted. Dogs are allowed with approval. A pet rent of $35 per pet, per month applies, along with a $300 refundable pet deposit per pet. This is a non-smoking property. 1. A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and 2. If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: Charging the prospective tenant a rental application fee; or Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
